Heat a non-stick skillet over medium-low heat and add the butter (or oil), swirling to coat the pan
Carefully crack each egg into the skillet, keeping them separate, and sprinkle with salt and pepper
Cook eggs undisturbed for 2–3 minutes until whites are fully set and opaque around edges
Gently slide a thin spatula under each egg and flip; cook for 15–30 seconds to set a thin film on the yolk
Slide eggs onto a plate immediately and serve hot
